• What is a general contractor?

    A general contractor is someone who coordinates and supervises every aspect of a building or remodeling project.

  • Does it cost to get a quote?

    No. We will come out and give a quote free of charge.

  • Are you insured?

    Yes we carry both general liability as well as workman’s compensation insurance. 

  • How are payments made, and when are they made?

    Payments can be made via check or credit card. Payment schedules vary based on the project and total amount due. When we begin a project, we will draw up a contract between you and Brothers Construction which will clearly outline when payments are due. Sometimes, a deposit may be required before work can begin.

  • What about permits?

    We will handle obtaining any building permits that may be required for any work being completed.

  • What should I be asking my contractor?

    • Are you licensed for this type of work? Licensing is an important aspect of the Construction industry. Ask for a copy of their license and contact the issuing authority to ensure it is current and in good standing.
    • Which types of insurance do you carry? Your contractor should have general liability insurance to protect your home and property in the event of an accident. They should also carry workman’s compensation insurance to protect you from liability should someone be hurt on the job.
    • How many building permits have you obtained in my area in the last two years? This will ensure your contractor is familiar with local building code requirements as well as the permitting process.
    • Can you provide a list of references? Talk to former clients and ask them about the process and final product. Discuss budgeting, timeliness and professionalism. Ask them if they would hire this contractor again.
    • What is the expected timeline for this project? It is important to have an idea of when the project will begin and end.
    • Will you hire sub-contractors for this job? It is rare for a General Contractor to have every type of worker under one roof. Ask for a list of Sub-Contractors they will use so you can verify their credentials.
    • What kind of written warranty do you have? Most contractors will guarantee their work, and some will have a written warranty agreement that will outline what is and is not covered in the build, and for how long.
    • How will my project be supervised? Ask how often they will stop by to check on the status of your project and if they have an on-site project manager. Find out if you will be able to contact them directly with questions.
    • What is your typical payment schedule? Discuss payment terms before you begin, including payment terms, deliverables and due dates.
    • How do you communicate with your clients? Make sure you have a designated point of contact and details about the best ways to get in touch with them. Also check that they have a plan for staying in touch with project updates.
    • What does a typical workday look like for your crew? Find out general working hours, timeline, and how they will ensure a clean, safe and secure work environment.
    • Will you obtain all of the required building permits? Reputable contractors will know what permits are required and will obtain these for you.
  • What is a change order?

    This is an amendment to the contract that changes the Contractor’s scope of work. Most change orders modify the work required which generally affects the price, timeline or both. A valid change order must be agreed upon by both the owner and contractor.

  • Can I be involved with the design build process?

    Yes. Our goal is for you to be completely satisfied with the final product. We want to know what your vision is and have your help getting the details right.

  • What is my project timeline?

    This varies based on the project. Before any project begins, we will generate a contract between you and Brothers Construction that will outline a detailed timeline. If circumstances out of our control arise, we will notify you immediately of any changes to the timeline.

  • Should I remodel or should I sell?

    This depends on your circumstances and ultimate goals. All situations are different, and we would love to talk with you about your options.

  • How do I communicate with you?

    You can contact us in a number of ways, including email, text or by calling us. We are dedicated to making sure our clients can reach us with any questions or concerns they may have throughout the process.

  • What can I expect regarding the project schedule?

    You can expect a detailed outline of phases of completion. We also will keep in contact throughout the project so you will know if any changes occur.

  • What causes schedule changes?

    Some things that can cause schedule changes include:

    • Inability to get materials delivered from the manufacturer
    • Weather delays
    • Client requests to change aspects of the project
    • Unforeseen repairs that need to be made to ensure the highest quality work
  • What type of materials do you use on your project?

    This varies based on client needs and requests. All materials are sourced from reputable manufacturers.

  • What is the benefit of buying a spec home?

    When buying a spec home, you will be able to move in quickly as most of the house will be finished when you’re ready to purchase. And while the floor plan and elevation is not customizable, often you have the ability to choose interior details such as flooring and paint. 

  • I want to build a home. Where do I start?

    • Figure out what you want. Decide on a house style, size and general location to make sure that all aspects will fit your needs and budget.
    • Create your budget. To build a budget, you’ll need to do research and get estimates from building professionals. A well-researched budget will help keep you on track throughout the building process
    • Buy the land. When purchasing the land consider the location and if the home values in the area are similar to your projected home value.
    • Hire your professionals. It is a good idea to hire a general contractor who will oversee and coordinate all the subcontractors as well as handle all of the legal aspects needed to complete the job. Make sure all the professionals you hire are properly licensed and have good reviews/recommendations.
    • Develop plans. Talk with an architect and general contractor to plan your home build, including size, layout, and materials to be used.
    • Get your paperwork in order. Building a home requires permits and inspections. This is where having a general contractor comes in handy, as they will take care of all of this for you.
    • Purchase insurance. Your contractor should have insurance, but it’s never a bad idea to purchase your own should anything go wrong.
    • Begin construction. This process could take anywhere from 3-6 months to a year.
    • The final inspection. Before you can move in, an inspector will come in to ensure that it has been built to plan, and up-to-code.
    • Don’t forget the yard. Once the house is built you will probably want to work on landscaping including seeding the lawn.
  • Is it okay to visit my home while it's under construction?

    We recommend speaking with the contractor before showing up unannounced to the construction site. Your safety is a top priority. Knowing, however, that most clients like to see the progress, we encourage customers to reach out when they are interested in visiting while construction is in progress so we can accommodate them in a safe way.

  • Do I need homeowners insurance when building a home?

    While it is not required, it can be a good idea to have in the event something were to go wrong.

  • How long does it take to build a custom home?

    This depends on the size, materials and weather. Generally a custom home build can take anywhere from 3-6 months to upwards of a year.
